Roof condition report:
For many of our clients, composing and presenting a roof condition report is the first service we provide. Our reports are extremely detailed and thorough, providing our clients with a clear understanding of a roof's present condition and expected performance. Each roof condition report provides information on general roof conditions as well as specific defects with recommendations for repair when necessary.

The report contains photographs of the roof to illustrate each condition and may also include a video and roof map to better portray complicated issues. Although our reports are certainly valuable, we do not charge a fee for them. We consider the report to be a foundation for a clear understanding between Just Leaks, Inc., and the facility manager.

Fall maintenance:
Contained within our roof condition report will be recommendations for fall maintenance. Once a roof has been upgraded and repaired of all substantial defects, we recommend this annual program. Generally we perform our fall maintenance during September when temperatures have cooled. This is when the majority of new roof membrane defects form. All debris from roof drains and low-lying areas is cleaned up and removed from the roof. We then inspect the entire roof and repair all obvious defects.

Roof leak repair:
When a roof is properly cared for, substantial leaks during the rainy season are not normally a problem. Yet, roof leaks do happen, and when they do our clients want service. Somehow, roofs seem to know how to leak at the most inconvenient location possible. During the rainy season our crews are constantly on the move to keep our clients businesses running smoothly. Each crew is supplied with a commercial radio, alphanumeric pager, and cellular telephone to insure constant communication.

The best time to repair a leak is in the days following a rainstorm. It is very difficult to repair a leak when it is actually raining. Although roof repairs during a rainstorm are possible, we recommend that this be done only when absolutely necessary. Roof leak repairs performed while it is raining are temporary and require us to return and make them permanent. All roof repairs performed by Just Leaks, Inc. are guaranteed for a minimum of three years.
